CONCEPTUAL
MASTER PLANS

A conceptual master plan is a preliminary bubble plan showing all suggested major thoroughfare and/or collector street alignments, drainage facilities and pipeline easements, as well as any other physical encumbrances affecting the overall plan for the site. The plan will also indicate residential cells with potential lot yields, proposed commercial reserves, proposed utility and drainage facility sites, as well as any other special land use site requested.

A site analysis is prepared to determine the suitability of the tract for the intended purpose. The study will address feasibility of land use and development regulations, surrounding land use, transportation and utility issues, school districts and other regulatory authorities’ jurisdictions.

ARCHITECTURAL REVIEW

Developer/builder guidelines are prepared as a tool to aid our clients in achieving a level of quality and uniformity during the building and construction phase of development. The guidelines help to bridge design character, environmental compatibility, construction standards and community covenants into a single format that can be used by all parties during the remainder of the development process. Following completion of the developer/builder guidelines, META Planning + Design LLC offers architectural review services to oversee the implementation of the guidelines and review of all residential, commercial and/or multi-family construction within the community.

Commercial site plans include building, driveway and parking layouts, as well as other existing and/or proposed land use/development issues including but not limited to drainage, detention, utility plans, public roadways, etc.

When authorized by the client, the consultant will prepare plats suitable for submission to the appropriate governmental agencies for their review and approval. The preliminary plat will be in a format acceptable to and contain the information necessary to satisfy the requirements of the approving agency. The consultant will coordinate with agency officials to obtain approval of the plats submitted.

SCHEMATIC DESIGN

The consultant will analyze the applicable data and design parameters into one or more schematic plans for the client’s review and approval. These plans will be in a preliminary, freehand format, generally to scale, and indicate suggested street patterns and lot layout. Additionally, the acreage of reserve tracts, including recreation and landscape reserves, will be reflected on the plan(s).
