Mavera is a community developed by Pulte Homes located in the greater Conroe area, just east of I-45 between the Woodlands and Conroe along SH 242. Mavera is just a quick 5-minute drive from the interstate but feels worlds apart once you cross over the San Jacinto River and encounter the wooded landscape upon entry. This community is over 820 acres and is projected to have over 3,000 homes upon completion.

A centralized lake and channel serve as the main unifying feature of the development, linking residents to the major park and open space features. The Mavera Overlook Loop is a continuous loop road with significant landscape reserves that provide all residents with easy vehicular and pedestrian alternatives to reach the development’s amenities and future CISD elementary school. Nearly every section has its own open space and pocket park toward the entry, ensuring that no home is more than a five-minute walk from a common green space.

META has been involved with Mavera from the very beginning. There are several different features and opportunities that have presented themselves through the design process and have provided a unique and sometimes challenging objective in the planning of this community. We have worked through these challenges, developed conceptual and schematic layouts for the overall project, and prepared preliminary section plans that will continue to progress through the platting process. Mavera is an excellent example of client collaboration and illustrates how our planning of the major features of the neighborhood provides amenities that make a cohesive development and will rival those in larger master planned communities.

Project Spotlight – Amira

This month, we are showcasing Amira, located in Tomball, Texas, north of the Grand Parkway and east of Mueschke Road. Amira is over 550 acres and will have over 1,700 homes upon completion, built exclusively by Beazer Homes and Perry Homes. Amira was once a prestigious Arabian horse farm, and in pursuit of preserving its history, the farm’s main building was restored and is now used as the community’s main recreation and event center. Community amenities include: the event and recreation center, a resort-style pool, multiple parks and ponds, a dog park, and great schools nearby.

META has provided Amira with land planning services including conceptual design, schematic planning, platting services, and city coordination. The main focus of Amira’s design was to provide walkability to the main rec center for all residents, fostering an active and tight-knit community. Our main challenges for this project were providing sufficient access to this site, through which we had to alter the area’s thoroughfare plan to ensure proper access and circulation. We go above and beyond for our clients to not only provide stellar planning and design services, but we also coordinate with nearby entities to ensure plan approval. We are so excited to share Amira’s success and look forward to its continued development!

Project Spotlight – Elyson

Elyson, an ongoing Master Planned Community by Brookfield Properties, located in north Katy, off the Grand Parkway, is one of our largest projects to date. At completion, Elyson will have around 6,000 homes on over 3,600 acres of the beautiful Katy Prairie. The META Team has been a vital part of the growth and development of Elyson from the very beginning and has ensured it become an outstanding community for residents to live, grow, and thrive.

We have provided planning and design expertise through conceptual and schematic designs, and supplied preliminary platting and agency coordination efforts through the City of Houston and Harris County. Every Master Planned Community is unique and has its own set of challenges, and Elyson is no exception. Through our creative problem solving and collaborative coordination with the development team, city, and county, we have worked to create opportunities out of hurdles.

Our designs have provided Elyson with numerous parks and amenity spaces throughout the community, including miles of walking trails along its lakes and channels, allowing residents to foster an active lifestyle and to easily connect with one another. Elyson continues to rank among the top-50 best-selling Master Planned Communities in the country, and will proceed to thrive and grow as new amenity centers and parks are continually added, including many new commercial opportunities. We love seeing Elyson’s consistent success and look forward to watching all our plans come to fruition in the near future!

META Planning and Design retained Crescere Digital to develop the company’s new website which launched this week.  The website’s content and graphics clearly represent the firm’s track record of successfully bringing land to life.

Brookfield Properties hires META as new land planner for Easton Park community in Austin

META was recently hired by Brookfield Properties to handle the land planning for the company’s Easton Park community in Austin. Located in burgeoning Southeast Austin, Easton Park’s 1,500-acre community is rooted in the local culture of Austin. Easton Park has traditional single-family homes, courtyard homes and urban homes to meet the needs of a variety of different home buyers. The community is highly-amenitized.

Del Bello Lakes Enjoys Strong Sales in Manvel Market

META worked with MAK Development and project owner Shea Homes to create the land plan for the group’s very first Houston area development, Del Bello Lakes in Manvel. Since the community’s grand opening in early 2020, a strong 84 new home sales have been reported by Shea Homes, Perry Homes, Ashton Woods and Westin Homes.

South of the Pearland market area, Del Bello Lakes is one of the city of Manvel’s few new home developments. Manvel’s prime location near Highway 288 and Highway 6 with excellent access to The Texas Medical Center is making it a popular choice for new home buyers. META created a master plan that for Del Bello Lakes that carefully buffered homesites from the freeway and commercial development located at the frontage of the property. The neighborhood has four homesite sizes: 50’, 55’, 60’ and 70’ and includes 40 acres of lakes, 15 acres of park and open spaces and 5-miles of walking trails. The centerpiece of the community will be Jaxon’s Cove, a modern recreation center with an outdoor pavilion, splash pad, playground and more. The community is 220 acres and will be home to 448 families at completion.

“Del Bello Lakes is an intimate-sized neighborhood but it offers a variety of lot sizes and it accented with a lot of really nice features,” according to META partner Carlos Fraga.

If the community continues on its current sales path, Del Bello Lakes will sell out faster than the developer’s plan.
