Mavera is a community developed by Pulte Homes located in the greater Conroe area, just east of I-45 between the Woodlands and Conroe along SH 242. Mavera is just a quick 5-minute drive from the interstate but feels worlds apart once you cross over the San Jacinto River and encounter the wooded landscape upon entry. This community is over 820 acres and is projected to have over 3,000 homes upon completion.

A centralized lake and channel serve as the main unifying feature of the development, linking residents to the major park and open space features. The Mavera Overlook Loop is a continuous loop road with significant landscape reserves that provide all residents with easy vehicular and pedestrian alternatives to reach the development’s amenities and future CISD elementary school. Nearly every section has its own open space and pocket park toward the entry, ensuring that no home is more than a five-minute walk from a common green space.

META has been involved with Mavera from the very beginning. There are several different features and opportunities that have presented themselves through the design process and have provided a unique and sometimes challenging objective in the planning of this community. We have worked through these challenges, developed conceptual and schematic layouts for the overall project, and prepared preliminary section plans that will continue to progress through the platting process. Mavera is an excellent example of client collaboration and illustrates how our planning of the major features of the neighborhood provides amenities that make a cohesive development and will rival those in larger master planned communities.

Project Spotlight – Amira

This month, we are showcasing Amira, located in Tomball, Texas, north of the Grand Parkway and east of Mueschke Road. Amira is over 550 acres and will have over 1,700 homes upon completion, built exclusively by Beazer Homes and Perry Homes. Amira was once a prestigious Arabian horse farm, and in pursuit of preserving its history, the farm’s main building was restored and is now used as the community’s main recreation and event center. Community amenities include: the event and recreation center, a resort-style pool, multiple parks and ponds, a dog park, and great schools nearby.

META has provided Amira with land planning services including conceptual design, schematic planning, platting services, and city coordination. The main focus of Amira’s design was to provide walkability to the main rec center for all residents, fostering an active and tight-knit community. Our main challenges for this project were providing sufficient access to this site, through which we had to alter the area’s thoroughfare plan to ensure proper access and circulation. We go above and beyond for our clients to not only provide stellar planning and design services, but we also coordinate with nearby entities to ensure plan approval. We are so excited to share Amira’s success and look forward to its continued development!
